Simplex Infra (SIMCON) (CMP- | 257.00)
Technical view
Strategy: Buy Simplex Infra in the range of | 257.00–251.00 for a target price of | 310.00 with a stop loss below
| 224.00 on a closing basis
Key technical observations
¾ The share price of Simplex Infra made a sharp rebound from the key supports placed at ~| 205 during the
current week. In the process, it pierced through the short-term down trend resistance (placed at ~ | 256), thereby
signalling the end of the medium-term correction and resumption of the next uptrend led within the well
established uptrend. This offers a fresh opportunity to enter the stock with a favourable risk-reward set-up
¾ Earlier, the stock price retraced its February-July advance (80-391) by 61.8% over the past 13 weeks and is seen
finding buying support near the key support of | 200. The significant support of ~ | 200 was formed by the
confluence of the key Fibonacci retracement (at | 200) along with rising 52-week EMA (placed at | 207) and rising
trend line drawn off September 2013 lows and running through November 2013 and February 2014 lows
(currently placed at | 210). During the current week, the price action validated the support and made a sharp rally
resulting in a Bullish Key reversal Bar on a weekly time frame
¾ The volume behaviour is in line with the bull market assumption where rallies are supported by volumes. During
the current week, volumes surpassed their 50-week average of 2.15 lakh shares by 150% while the corrective
decline of the past 13 weeks witnessed subdued participation
¾ Among oscillators, the 14-week RSI is seen bouncing off its own support near reading of 40 validating the bullish
momentum from a medium-term perspective
Conclusion: Based on the various technical observations listed above, we believe the stock is set for its next up leg
and is likely to head towards the August 2014 swing highs placed at | 318 offering a favourable risk-reward set-up to
ride the bull trend.

Superior margin show yet again…
• Simplex reported a topline of | 1347.4 crore (declined 3.4% YoY) vs.
our estimate of | 1436.5 crore, implying slower execution yet again
on account of stretched working capital
• The EBITDA margin, however, was ahead of our estimate at 11.3%
(our estimate: 10.5%) vs. 10.6% in Q1FY14 mainly due to reduction in
competitive intensity, in turn, better pricing
• The PAT was reported at | 12.7 crore vs. our estimate of | 9.6 crore
as superior margins partly offset the slower execution. The company
also had other income of | 11.1 crore vs. | 5.6 crore in Q1FY14
because of | 6 crore of non-recurring income
Expect 10% topline growth in FY15E…
SIL’s order book stood at | 16,128 crore, 3.0x book to bill. SIL had order
inflow of ~ | 2,200 crore in Q1FY15, which bodes well for execution,
going ahead. We also highlight that SIL will be a key beneficiary from the
anticipated recovery in the investment cycle given its higher exposure
towards the private sector (~52% of the order book). The company
indicated that it expects the topline growth of ~10% in FY15, which again
would depend on how the macroeconomic recovery shapes up.
Guiding for debt reduction in FY15 with payment cycle improvement…
Currently, the net debt stands at ~| 2900 crore (net debt to equity of 2x)
dragged mainly due to slow payment cycle and client side delays. Going
ahead, the management has indicated it is targeting a reduction of debt
by | 300 crore through collection drive and some arbitrations. We
highlight that an improvement in payment cycle will hold key for its
targeted debt reduction. However, we do not built up debt reduction as
the improvement in the working capital cycle is likely to be offset by a
pick-up in execution. Hence, we broadly build in gross debt of | 2900-
3000 crore during FY15-16E.
Earnings to grow at 49.7% CAGR during FY14-16E…
We anticipate SIL’s revenues will grow at a CAGR of 14.2% to | 7189
crore during FY14-16E on the back of a strong order book and a pick-up in
execution given the anticipated recovery in the investment cycle. This
coupled with stable margin and leverage, makes us anticipate net profit
will grow at 49.7% CAGR to | 135.8 crore during FY14-16E.
Quality play in EPC space on recovery; maintain BUY…
We like Simplex on account of its focus on the EPC business (no equity
commitment towards BOT portfolio), its strong well diversified order book
and relatively better quality of management & execution capabilities. We
also highlight that SIL will be a key beneficiary of the anticipated recovery
in the investment cycle given its higher exposure towards private sector
(~52% of the order book). We recommend BUY on the stock with a target
price of | 354/share. We have valued its EPC business at | 328/share (at
6x FY16 EV/EBITDA, which is still at ~25% discount to its average of
FY06-14).

Simplex Infrastructures’ (SINF) Q3FY12 revenues at INR16bn surprised
positively, growing 37% YoY. However, a 90bps decline in EBITDA
margins and higher interest charges led to a decline in PAT to 22% YoY.
We have revised down our FY12E earnings by 26%. However, a strong
order intake and a pick-up in execution along with a likely decline in
interest rates guided an upward revision of 5% in FY13E EPS. We revise
our TP to INR240 per share (INR228 earlier). Maintain ‘HOLD’.
Solid revenue growth, but decline in margins plays spoilsport
SINF continued its robust execution performance, posting Q3FY12 revenues of
INR16bn (up 37% YoY) against our expectation of INR13.4bn - the variance was due to
a pick-up in domestic sales. EBITDA margin at 8.3%, however, dipped 90bps YoY due to
mobilization expenses and delays in railway projects. This along with higher interest
expenses of INR583mn (up 61% YoY) led to a decline of 90bps YoY in PAT margin to
1.1%. PAT at INR180mn was down 22% YoY.
Order intake continues to be resilient
SINF’s order intake has been steady this year. The order inflows stand at INR59bn YTD
while the management has maintained its FY12 order intake guidance at INR70bn.
Order backlog stood at INR144bn at Q3FY12 end. Since then, the company has won
INR21bn in new orders and is L1 in INR26bn worth of projects.
Outlook and valuations: Margins remain key; maintain ‘HOLD’
SINF’s sound order intake has improved the revenue visibility. However, a decline in
operating margins concerns us as it will be a key moniterable. Though working capital
cycle has shown signs of improvement, a leveraged balance sheet and high interest
costs have hurt the company. We expect the company to benefit from a likely decline
in interest rates. At CMP of INR221, for revised standalone EPS estimate of INR15.1
and INR26.7, SINF is trading at P/E of 14.6x and 8.3x FY12E and FY13E respectively. Our
target price, based on target P/E of 9x, stands at INR240. Maintain ‘HOLD’.

Topline growth momentum continues…
Simplex Infrastructure (SIL) reported another strong topline performance
registering 36.6% YoY growth in net sales to | 1596.4 crore. The EBITDA
margin, however, at 8.1% was lower mainly on account of the initial startup cost across few projects and forex loss of | 3.3 crore on the unhedged
debt. The company has guided for topline growth of ~15-20% for FY13E,
which we believe is achievable considering the robust order book and
execution seen in the domestic business of late.
Stellar topline growth again, margins disappoint
SIL’s topline grew 36.6% YoY to | 1596 crore in Q3FY12 vs. our estimate
of | 1340.6 crore. While domestic revenues saw a jump of ~ 40% to
| 1428 crore, international sales grew 15% to | 164 crore. The EBITDA
margin, however, declined 111 bps YoY to 8.1% as the company booked
initial start-up cost across a few projects and forex loss of | 3.3 crore on
the unhedged debt. The bottomline, consequently, at | 18 crore was
marginally lower than our estimate of | 20.4 crore.
Management guides for ~15-20% topline growth in FY13E
SIL has received orders worth ~| 5,900 crore YTD (including orders
worth | 2094 crore in January). Additionally, SIL has L1 orders worth
| 2565 crore. The company has maintained its order inflow guidance of
| 7000 crore and has guided for ~15-20% growth in FY13E, which, we
believe, is achievable considering the robust order book.
Kharagpur road project update
SIL won a BOT project for four laning of the Kharagpur–Mahulia section.
Total cost of the 127 km road project is | 940 cost, including government
grant of | 126 crore. The company currently has 100% stake in the project
and is looking for an equity partner to dilute 49%. SIL is also undertaking
EPC work of the project and has bagged | 770 crore order for the same.
V a l u a t i o n
At the CMP of | 233, the stock is trading at 8.6x FY13E EPS and 0.9x
FY13E P/BV. SIL’s strong well diversified order book, lowest equity
commitment towards subsidiary and execution capabilities make it a
strong candidate for a sharp earnings upgrade and re-rating in the
multiples when the macro environment improves. We maintain our BUY
recommendation on the stock with SOTP target price of | 331 per share.

Simplex Infrastructure (SINF) reported revenue of INR16b (up 37% YoY) for 3QFY12, significantly higher than
our estimate of INR13.2b. Execution picked up both on the domestic front as well as on overseas business.
Domestic revenue grew 40% YoY to INR14.2b and overseas revenue increased 17% YoY to INR1.3b, as countries
like Ethiopia, Qatar and Bangladesh started contributing.
EBITDA at INR1.26b (up 20.3% YoY) was in-line with our estimate. EBITDA margin stood at 8.1% (down 110bp
YoY) v/s our estimate of 9.5%. The management attributed the decline in EBITDA margin to the initial start-up
cost in certain projects. A lot of new projects are in the initial phases as the order book was ramped up during
the last two quarters. However, blended margin on the order book is still 10.5%+, which the management
expects to achieve in a couple of quarters. PAT declined 22.3% YoY to INR180m v/s our estimate of INR157m.
Net margin stood at 1.1% v/s 2% in 3QFY11, dragged by high net interest cost of INR550m (v/s INR362m in
3QFY11). Debt as at end-December 2011 stood at INR20.5b v/s INR16b as at March 2011.
Order book during the quarter remained stable at INR144b, up 4% YoY. Order intake declined 52% YoY to
INR10b. Intake during Jan-Feb 2012 stood at INR20.9b. So the total intake in 9MFY12 stood at INR59b v/s
INR79b in FY11. Further, SINF has bagged L1 projects worth INR50b. Of the current order book, power segment
contributes 49% (v/s 24% in Dec-10). Share of buildings increased to 30% from 20% in Dec-10. Of this, real
estate forms 16%, where execution is a concern. Share of industrial declined to 3% (v/s 15% in Dec-10).
According to the management, easing interest rate scenario should revive industrial investment.
We have increased our revenue estimates by 6% for FY12 and by 9% for FY13 and PAT estimates by 2% for both
FY12 and FY13 on account of the revival in YTD order intake and better-than-expected execution. To factor in
increased raw material prices, we have lowered our EBITDA margin estimates by 40bp. The stock trades at 9x
FY13E EPS and 5.1x FY13E EV/EBITDA. We maintain Buy with a target price of INR290 (6x FY13E EV/EBITDA).

and 3.9x EV/EBITDA on FY12 and FY13 estimates respectively. We arrive
at a revised price target of Rs 205 on FY13 estimates (earlier Rs.260) and
continue to maintain REDUCE recommendation on the stock on concerns
of lower execution for the full year and higher interest rates. We believe
that execution would start improving on easing of interest rates as well
as higher order inflows.

Healthy topline growth…
Simplex Infrastructure (SIL) reported stellar Q2FY12 topline growth of
25.7% YoY with moderation in the international revenues (after seeing a
sharp decline in the previous quarters). However, a 105 bps decline in
EBITDA (50 bps due to forex losses) and a sharp rise in interest expenses
took a toll on the bottomline. In terms of order inflow, with YTD order
inflow of | 3355 crore and L-1 bids of | 500 crore, SIL expects order
inflow of | 7000 crore. We like SIL on the back of a strong well diversified
order book, lowest equity commitment towards subsidiary and its
execution capabilities. We maintain our BUY recommendation.
Æ’ Stellar topline growth but rising interest expenses dents profitability
SIL’s revenues grew a stellar 25.7% to | 1322 crore in Q2FY12 as
international revenues moderated at 7% YoY growth to | 123 crore after
registering a sharp decline in the previous quarters. However, the EBITDA
margin declined 105 bps to 9% largely due to forex loss of | 6 crore on
unhedged positions (impacting the OPM by 50 bps). The bottomline
declined 33% YoY due to rising interest expenses.
Æ’ Order book strong at | 15,034 crore, 2.9x order book to bill ratio
SIL witnessed YTD order inflow of | 3355 crore (including | 500 crore in
October, 2011) in FY12 taking its order book to | 15034 crore, 2.9x order
book to bill ratio. Based on the YTD order inflow and L-1 bids, the
company is targeting an order inflow of | 7000 crore in FY12, marginally
lower than order inflow guidance of | 8000 crore given in the last quarter.
Æ’ WC & debt position deteriorates
SIL’s WC days have deteriorated further at 136 days from 128 days in
Q1FY12 and the debt position has increased to | 1,900 crore in H2FY12
(vs. debt of | 1661 crore in FY11) taking the net debt to equity to 1.4x.
V a l u a t i o n
At the CMP, the stock is trading at 9.2x FY13E EPS and 0.8x FY13E P/BV.
While there is going to be pain in the near term, SIL’s strong well
diversified order book, lowest equity commitment towards subsidiary and
execution capabilities make it a strong candidate for sharp earning
upgrade and re-rating in the multiples when the macro environment
improves. We maintain our BUY recommendation on the stock.

For 2QFY2012, Simplex Infra’s (Simplex) numbers came above our expectations
mainly due to higher top-line growth. At the end of the quarter, the company’s
order book stood at `15,034cr (3.0x FY2011 revenue). Simplex reported order
inflows of `1,949cr for the quarter, up 123.3% qoq and (12.6%) yoy. We have
marginally tweaked our estimates to reflect the weak margins, rising interest rate
scenario, increasing debt levels and weak business environment. However, given
the attractive valuations, we continue to maintain our Buy view on the stock.
Decent show on the numbers front: On the top-line front, Simplex reported
25.7% yoy growth to `1,322cr, higher than our estimate. Revenue growth can
mainly be attributed to 27% business growth on the domestic front, with the
international business lagging behind with 7% growth. EBITDAM dipped by
110bp yoy to 9.0% for the quarter, lower than our estimate, which was also
affected by forex loss of `6.0cr. PAT for the quarter declined by 33.5% yoy to
`17.9cr, above our estimate of `9.6cr.
Outlook and valuation: Simplex is facing slowdown on the international front
and is venturing into newer geographies, leading to stretched working capital
and higher interest cost. Management refrained itself from giving any guidance
and maintained that growth would depend upon the domestic environment.
We are downgrading our target price mainly due to lower PE multiple assigned
to factor in the prolonged problems faced in the business environment, leading
to 1) elongated working capital cycle on account of diversification into newer
geographies and 2) higher interest outflow on account of increased debt levels
and rising interest rates. Our revised target price for the stock is `270 (`299
earlier), based on 9x (earlier 10x) FY2013E earnings. We continue to maintain
our Buy recommendation on the stock.

Key Takeaways
Management guides 10% revenue growth for FY12
The management guided revenue growth of 10% in FY12, after robust order intake
of INR79b (up 36%) in FY11. Though the management believes it can achieve 20-
25% growth, given that there is a trade-off between 'growth and payment risk
(working capital)', it has guided just 10% growth in FY12. Its focus is more on
safety of receivables than execution.
The company expects future growth to come from segments like Buildings, Urban
Infrastructure, Power T&D (mainly transmission line towers); its inherent strengths
in piling work enable it to qualify for jobs at the state level.
EBITDA margin expanded 20bp to 9.9% in FY11. Management expects margins to
be maintained in FY12.
Initial traction in order intake, YTDFY12 order intake at INR21b
Simplex's order book at the end of June 2011 was INR143b (up 17% from the end
of June 2010 and down 2.4% from the end of March 2011).
Order intake in 1QFY12 was INR9b (down 55% YoY, down 60% QoQ), driven by
muted intake in the domestic and overseas market. In FY11, thermal power
contributed 22% of the intake and buildings (largely residential) contributed 22%.
This is also positive for margins and the working capital cycle, given that a large
part of private sector projects are on a negotiated basis (and not on L1).
The bid pipeline stands at INR320b, mainly divided into (1) thermal: 35%, (2) industry
and construction: 20%, (3) buildings: 14%, (4) marine: 6%, and (5) 5% each for
bridges and piling, and (6) urban infrastructure: 15%, expected to be converted
into inflows over 12-18 months.
Other takeaways
Working capital position deteriorated further in 1QFY12 and currently stands at 131
days (v/s 126 days in March 2011). This represents a meaningful deterioration from
FY09 levels of 81 days.
The following have contributed to the sharp working capital increase: (1) share of
overseas business, which has shorter payment cycle, has declined to 14% of order
book from 28% earlier, (2) increased proportion of government projects has stretched
working capital cycle, but payment is secured, and (3) few private sector players in
industrial (15% of order book) and real estate (22%) segments have delayed
payments. Current debt stands at INR17.2b, up from INR16.6b as at March 2011.
Valuation and view
Buy with a target price of INR302 (EV of 5x FY13E EBITDA).

Interest drags down profits
􀂃 Revenue increases 7% y-y, EBITDA flat y-y
􀂃 EBITDA margin 70bps lower y-y due to revenue mix
􀂃 Interest costs hurt profitability, working capital concerns remain
􀂃 Revisit TP and estimates after incorporating 1QFY12 results
1QFY12 results
Revenue increased 7% y-y in 1QFY12
while EBITDA was flat due to a 70bps
decline in EBITDA margin. The lower
margin was due to a timing issue; certain
projects that began during the quarter did
not reach the margin contribution stage.
Interest expense (excluding finance
charges) increased 91% y-y and 43% q-q,
driven primarily by an increase in interest
rates, as debt increased only 4% q-q.
Consequently, net profit of INR241m was
down by 33% y-y and was 27% below our
estimate.
Outlook
The domestic franchise remained strong. Domestic sales increased 16%
y-y and contributed 90% to overall revenue. However, the international
business continued to drag down growth and reported a decline this
quarter. Management has guided for 10% revenue growth in FY12 with
EBITDA margin in the 10.0-10.5% range based on the current order
book. Management indicated that around 85% of all projects in the order
book are protected by price escalation clauses. The power segment was
the largest contributor to revenue (34%). We expect interest rates to be a
key determinant of profitability for FY12.
Valuation
We will revisit our TP and estimates after incorporating 1QFY12 results.
We arrive at our fair-value estimate of INR481 based on a SoTP
methodology. The core construction company contributes INR472 to our
fair value, based on 5.6x rolling 1-year forward EV/EBITDA (which is the
historically traded mean for the stock ex-peak cycle). Simplex’s 26%
stake in highway BOT contributes INR9 (on a DCF valuation) to our fair
value. Risks to our recommendation include: a slowdown in order inflows,
poor execution, further hardening of interest rates and an increase in
raw-material prices.

Simplex Infrastructures :: 1Q12 results marginally ahead of our estimates but expect tepid growth in FY12::Credit Suisse,

India Equity Research Reports, IPO and Stock News
Visit http://indiaer.blogspot.com/ for complete details
● Simplex’s 1Q12 recurring PAT at Rs287 mn declined 21% YoY
but was 7% ahead of our estimates. Positive surprise was driven
by EBITDA margin at 10.1%, marginally ahead of our estimates
and slightly lower than the expected tax rate.
● Domestic sales grew by 16% YoY; the decline in international
sales was key reason for weak sales growth. Besides, the
continuation of high working capital cycle (121 days net of cash)
and rising cost of debt at 9.85% during 1Q12, resulting in net
interest expenses being up 56% YoY, led to weak profits.
● The company has guided to 10% sales growth, Rs80 bn of order
inflow and EBITDA margin at 10.3–10.5% during FY12. However,
our estimates are slightly conservative. We thus expect a tepid
3% YoY earnings growth during FY12.
● Led by slower sales growth, the continuation of high working
capital cycle, weakening ordering activity and rising interest rates,
we cut our earnings for FY12 by 18% and for FY13 by 27%.
Consequently, we cut our target price by 15%, to Rs321, and
maintain our NEUTRAL rating on Simplex.
1Q12 marginally better than estimates
Simplex Infra’s 1Q12 recurring PAT at Rs287 mn declined 21% YoY but
was 7% ahead of our estimates. Positive surprise was mainly driven by
EBITDA margin at 10.1%, marginally ahead of our estimates and slightly
lower than the expected tax rate. 1Q12 results were weak, mainly hurt by
tepid international sales (10% of sales), the rising cost of debt and the
continuation of higher working capital cycle. Domestic sales (90% of
sales at Rs11.3 bn) growth was reasonable at 16% YoY. Including Rs70
mn of stamp duty paid during the quarter for one of its project under
arbitration, reported profit at Rs241mn declined 34% YoY.
Ordering activity slow, expect order inflow at Rs80 bn
The company acknowledged that the new ordering activity has
weakened, the quality of bids/competition is deteriorating and the
conversion of bids into orders has also slowed. However, Simplex has
well diversified operations based on business segments (buildings and
housing; power and urban infra are the largest segments constituting
64% of order book), mix of private sector (59% of order book),
government sector (31% of order book) and PPP projects(10% of order
book) and national (86% of order book) versus international operations.
Based on this, the company expects to maintain flat order inflow YoY
during FY12 at Rs80 bn; translating into order book at Rs180 bn (20%
YoY growth) and sales growth of about 10%. Order inflow during 1Q12 at
Rs8.6 bn was very weak; however, it improved in July 2011 with Rs12.7
bn of new orders won. The company has currently bid for projects worth
Rs320 bn in the domestic market, Rs40 bn internationally and is
negotiating for a further Rs40 bn orders with the private sector.
Expect tepid earnings growth during FY12
Given its high share of contracts with escalable clauses (85% of order
book) and improvement in international operations, the company expects
to maintain its EBITDA margin during FY12 at 10.3–10.5%. However, we
believe these estimates are slightly aggressive and build 9.8% EBITDA
margin for FY12 in our estimates. We expect working capital cycle to
remain high and the cost of debt to increase further; it has already gone
up from 9.85% in 1Q12 to 10.2% in August 2011. Led by our estimates of
8% YoY sales growth, high working capital cycle and interest rates, we
expect tepid earnings growth at 3% in FY12.
Cut EPS 18–27% over FY12–13E, lower target price to Rs321
Led by slower sales growth, weakening ordering activity, continuation
of high working capital cycle and rising interest rates, we cut our
earnings for FY12E by 18% and FY13E by 27%. Consequently, we
lower our target price by 15%, to Rs321 from Rs376, and maintain our
NEUTRAL rating on Simplex.

Simplex Infrastructure’s (SIL) Q1FY12 results were slightly below our
expectation given the high interest expenses (up ~78% YoY to | 50.2

showed de-growth of ~35% YoY). The order book stood at | 14,348 crore

FY12 guidance, the management has toned it down to ~10% revenues
growth vs. 10-15% revenue growth in the last quarter. With the
management indicating moderation in revenue growth, execution is
expected to be muted in FY12 given the challenging macroeconomic

estimates of | 27 crore) was impacted by interest expenses (up ~78%
YoY to | 50.2 crore in Q1FY12).
Guidance of moderate topline growth but robust order inflow
Going ahead, with uncertainty over international revenue growth and a
challenging macro environment, the management has toned down it s
revenue growth guidance to ~10% from 10-15% indicated in the last
quarter. With a bid pipeline of ~| 35,000 crore, SIL has guided for
order inflow of ~| 8000 crore in FY12. We highlight that we have built
in lower order inflow of ~| 6300 crore in FY12 as we would await
traction in order inflow, going ahead.
V a l u a t i o n
At the CMP, the stock is trading at 9.2x FY13 EPS and 1.0x FY13 P/BV.
Given the challenging macro environment, execution is expected to be
muted in FY12. However, SIL’s strong well diversified order book, lowest
equity commitment towards subsidiary and execution capabilities make it
a strong candidate for re-rating when there would be an improvement in
the macroeconomic environment for infrastructure investment. We
maintain our BUY rating on the stock with a price target of | 322.

Simplex Infrastructure’s (SIL) Q1FY12 results were slightly below our
expectation given the high interest expenses (up ~78% YoY to | 50.2
crore) and disappointing international segment performance (revenue
showed de-growth of ~35% YoY). The order book stood at | 14,348 crore
in Q1FY12 implying 3.0x order book to bill (on TTM basis). In terms of
FY12 guidance, the management has toned it down to ~10% revenues
growth vs. 10-15% revenue growth in the last quarter. With the
management indicating moderation in revenue growth, execution is
expected to be muted in FY12 given the challenging macroeconomic
environment.
Higher interest cost impacts bottomline
SIL reported a topline of | 1261 crore vs. our estimate of | 1285 crore
in Q1FY12. On the positive side, domestic sales (contributing 90% to
the revenues) have grown 16% YoY while international revenues
showed de-growth of ~35% YoY. The EBITDA margin at 9.5% was
slightly lower than our estimates of 9.9% The PAT at | 24 crore (vs. our
estimates of | 27 crore) was impacted by interest expenses (up ~78%

SIMPLEX INFRASTRUCTURES
RECOMMENDATION: BUY
TARGET PRICE: RS.413 FY12E P/E: 8.3X
q Simplex Infra reported 9% growth for Q3FY11 revenues as against same
period last year. This was inline with our estimates. Revenue growth in
the current quarter was primarily led by healthy growth in domestic execution.
q Operating margins were lower than our estimates and stood at 9.2% for
Q3FY11. Company expects to maintain margins between 9.5-10% going
forward.
q Net profits remained flattish for Q3FY11, this was lower than our estimates
and led by increase seen in interest and finance charges.
q Order inflow for the company continued to remain robust in comparison
with its peers. But, company may disappoint in terms of meeting its full
year revenue growth guidance of 15%. However, based on excellent inflows
seen in FY11, company expects to report growth of 25-30% in
FY12.
q We thus tweak our FY11 estimates downwards but our FY12 estimates
remain largely unchanged. At current price of Rs 335, stock is trading at
12.3x and 8.3x P/E and 6.0x and 5.0x EV/EBITDA multiples for FY11 and
FY12 estimates respectively. We arrive at a revised price target of Rs 413
on FY12 estimates (Rs 487 earlier) based on 10.2x FY12 estimated earnings
and at a discount of 15% to larger players. We continue to maintain
BUY rating on the stock.

RECOMMENDATION: BUY
TARGET PRICE: RS.109
FY12E P/E: 5.0X
q Unity Infraprojects revenues reported 11.% growth for Q3FY11 vis-Ã -vis
same period last year. This was better than our estimates.
q Operating margin stood at 12.4% vs 12.6% for Q3FY10
q Though net profits reported a decline of 8% YoY but it was inline with
our estimates. It was impacted by increase in interest outgo as well as
bank guarantees.
q We tweak our estimates to factor in lower than expected order inflow
and higher borrowings and expect revenues to grow at a CAGR of 14%
and profits to grow at a CAGR of 6% between FY10-FY12.
q However due to lower than expected order inflow for the company, we
reduce the valuation for the core business to 7.5x FY12 estimates as
against 9x FY12 estimates earlier. Unity has so far invested Rs 1.96 bn in
the real estate venture and we thus assign P/BV of 1x for projects in
Nagpur, Pune and Goa.
q At current price of Rs 65, stock is trading at 5.4x and 5.0x P/E multiples
for FY11 and FY12 respectively. We thus arrive at a revised price target of

Domestic order book will lead growth
Simplex believes book to bill ratio of 2.8x provides enough revenue visibility over the next two years. Maintaining its
stance that it will not bid for road projects with an equity IRR below 20% to accelerate order inflow accretion.
Expects diversified construction capabilities to help mitigate risk of slowdown in any particular segment. The company
plans to maintain a healthy mix of project size/quality to achieve a minimum EBITDA margin of 10-10.5%.
Near-term revenues are likely to be dependent on domestic order book, with the international segment likely to pick up in
the medium to long term.
Revenue guidance for FY11 lowered to 10% from 15%; expects EBITDA margin to remain at 10-10.5%.
Simplex has cut back its entry into Libya (cancelled existing order – 5% of order book) and re-mobilized resources
(booked INR32m loss on re-mobilization during H1 FY11).
While working capital demand remains high at c125-130 days, Simplex has initiated actions to bring it down by
concentrating on private sector orders and short duration projects.

Execution in line, but lower OPMs drag profitability
SIL reported an encouraging 9.4% rise in YoY revenues to INR11.7bn in
Q3FY11. The YoY decline in revenues from overseas projects was
further curtailed down to ~46% to INR1.4bn. Even though the OPMs
expanded marginally by 14bps YoY, they were below our expectations
of 9.9% owing majorly to ~11% rise in cost of materials. Consequently,
operating profits for the period rose only by 11% YoY to ~INR1.1bn.
Despite a reasonable operating performance, net profits were flat at
INR232mn due to higher interest charges at INR362mn, +38.2% YoY
(rise in borrowing cost by 110bps during Q3FY11).

Simplex --------------------------------------------------------------------------------- Maintain NEUTRAL
3Q11 disappoints mainly on account of decline in international revenues
● Simplex’s 3Q FY11 recurring PAT at Rs232 mn was flat YoY and
31% below our estimates. Key reason for the disappointment was
lower-than-expected revenue from its international business that
constitutes 12% of sales and declined 46% YoY.
● Lower-than-expected sales hit operating margins led by operating
leverage which, combined with a high interest expense on
account of rising interest rates and a high working capital cycle (at
114 days versus 95 days at Mar 2010), led to muted profits.
● Simplex cut its sales guidance for FY11 to 10% growth compared
to 15% earlier. However, it guided for recovery in international
business from 4Q FY11 onwards and expects its FY12 sales
growth at 20-25%. We are at the lower end of this guidance.
Management guided for operating margins to be in the range of
10-10.5% versus our estimate of 9.8%.
● We cut our EPS by 17-23% over FY11-13E, led by weak 3Q
results, high working capital cycle and borrowing costs and
slower-than-expected execution at international orders. We cut
our target price to Rs376 and maintain our NEUTRAL rating.
