Sobha Developers Q1 Operational Update ‐ Strong performance continues::Prabhudas Lilladher,



􀂄 Strong sales performance continues: Although launches were subdued for the
quarter with only a small villa launch in Coimbatore, sales momentum continued
at the company’s previously launched projects, thereby, ending the quarter at
0.83m sq.ft, representing 25% YoY growth and a marginal sequential decline.
Sales from the Gurgaon project witnessed a strong sequential increase of 24%.
Realizations too remained firm at Rs5,737, an increase of 26% & 7% on a YoY
and QoQ basis, respectively, resulting in total sales of Rs4.79bn. The company’s
sales guidance for FY13 stands at Rs20bn as against sales of Rs17bn clocked in
for FY12.

Investors can consider exiting fund-of-fund scheme ING Global Real Estate fund.
With the rupee depreciating 24 per cent against the dollar in the last one year, international funds have seen a sharp increase in their short-term returns.
Underperformers such as ING Real Estate Securities Fund, too, have gained in the process, thus bringing their return scorecard since inception to the positive territory. With an annual return of 5.7 per cent since starting out in December 2007, the fund outperformed local benchmark indices.
ING Global Real Estate is an open-end fund-of-fund which invests in ING Global Real Estate Securities Fund. The parent fund invests in stocks of property developers across the globe.


How to buy property in an auction ::Business Line



Tight timelines in the auction process necessitate deep pockets.
Do you yearn to buy a house in the city but find realty rates prohibitive? You could try bidding for properties being auctioned by banks. The laws allow banks to recover dues from defaulting borrowers by auctioning the properties they pledged.
Banks may fix the reserve price (minimum price at which the property will be sold) for such properties 20-25 per cent lower than the going market rate. This could translate into a bargain buy for bidders. Also, since they are auctioned by banks, the title to these properties would likely be clear.

Project - Nandi infrastructure Corridor Enterprise (NICE) (74.5% holding) Project – BMIC – Bangalore Mysore Infrastructure Corridor Project.

Event – The key asset for the company is the project BMIC (Bangalore Mysore Infrastructure Corridor Project) – A 164km tolled expressway connecting the cities Bangalore and Mysore. It includes a peripheral road in Bangalore, 5 New Townships along the Expressway (the first Section A involves 7,290 acres land), a Town Planning Authority status, and a Concession period for the toll of 40 years. The BMIC is 75% owned by BF utilities. It has a single planning authority – Bangalore Mysore Infrastructure Corridor Area Planning Authority (BMICAPA) for the entire project.

It's not been a good start to the trading week with bears pressing sales led by weakness across the Asian indices. Nifty opened with a gap down below 5300, but managed to recover towards the psychological barrier and started to sell-off once again, breaking below the hourly 21 and 50 EMAs of 5068 and 5073 respectively. The earlier negative divergence readings on hourly momentum oscillators resulted in ~1.4% drop from the high of 5333. Short-term oscillators have rolled bearish but remain in positive territory indicating a correction within an up cycle. Breadth turned strongly in favor of bears with an A/D ratio of 1:2.3. Nifty is now delicately poised at the pivot point of 5248, the break of which would signal a deeper retracement towards the 5160 (bullish gap area). We prefer to maintain our bullish bias for target of 5440.

All the sectoral indices ended the day lower led by losses in Metals (-1.55%), Power (-1.54%) and Cap Goods (-1.25%). Only the Technology sector managed to outperform with minor loss of 0.07%. Weakness was more pronounced in the broader market Mid-cap and Small-cap index with losses of 1.20% and 1.06% respectively.

Sales Traders Commentary
The domestic equity market ended lower on Monday tracking weak global markets. Metal, power, auto and capital goods stocks led the decline.
While the Sensex closed at 17391, down 130 points, the Nifty slipped 42 points to end the day at 5275.
Major gainers were Tata Consultancy Services (0.95%), Dr. Reddy`s Laboratories (0.82%) and Hindalco Industries (0.12%).
Major losers were Hero Motocorp (2.62%), Jindal Steel & Power (2.56%), Tata Steel (2.32%), Bajaj Auto (2.30%), Maruti Suzuki India (2.28%) and Tata Power Company (1.98%).
The Metal index was down 1.55%. Major losers were Hindustan Zinc (4.61%), Jindal Steel & Power (2.56%), JSW Steel (1.6%), Bhushan Steel (0.36%) and Coal India (0.24%)
The Power index slipped 1.54%. Major losers were G M R Infrastructure (4.96%), Adani Power (4.75%), Reliance Infrastructure (3.55%), A B B (2.16%) and Bharat Heavy Electricals (1.08%).
The Capital Goods index was down 1.25%. Major losers were BEML (4.28%), A B B (2.16%), Bharat Electronics (1.46%), Alstom Projects India (1.33%) and Bharat Heavy Electricals (1.08%).
The Auto index was down 1.12%. Major losers were Hero Motocorp (2.62%), Bharat Forge (2.5%), Bajaj Auto (2.3%), Cummins India (2.21%) and Ashok Leyland (0.19%).
Major losers in the mid–cap space were Alok Industries (3.01%), Aban Offshore (1.77%), Alstom Projects India (1.33%), CORE Education and Technologies (1.17%) and A B G Shipyard (0.82%).
Major losers among small caps were A2Z Maintenance & Engineering Services (5.06%), Trident (2.87%), Aarti Industries (1.44%), Aanjaneya Lifecare (0.84%) and A B G Infralogistics (0.68%).
Globally, Asian indices ended on a lower note while European indices were trading in similar sentiments.

Buying a flat? Don't get carried away by the sample ::ET



The walls were beautifully done up, the fittings were exquisite and the rooms were very spacious. Vijayalaxmi Nayak and her family were so pleased with the look and feel of the sample flat that they immediately booked an apartment in the project by a reputed developer in Bangalore.

The excitement died down when the Nayaks got possession of the house three years later. It was nowhere close to what they had been shown. The flooring used ordinary tiles, the fixtures were not classy and the wall finish was quite plain. "In the sample flat, the rooms looked so big and perfectly done up, but actually the size was much smaller, and the ceiling too was not of the same height as showcased," says Nayak.
